Hyde Park is one of the fastest growing parts of London and most of the housing went up in the last two decades. That has a very specific consequence, and it is happening now.
Hyde Park has grown faster than almost anywhere else in the city, and most of the houses here were built within the last twenty years. Lovely houses. The thing nobody mentions when they hand you the keys is that everything mechanical in them was installed at the same time, which means it all reaches the end of its life at the same time too.
That is the wall a lot of Hyde Park houses are hitting right now. Original builder furnace, original air conditioner, original water heater, all of them fifteen to twenty years old and all of them starting to make themselves known in the same twelve months.
Builder grade equipment is not bad equipment, it is just the cheapest thing that met the specification at the time. At this age it is normally still repairable and often worth repairing. I will tell you which of those two you are looking at.
A newer house lulls people. Nothing went wrong for twelve years so nobody ever had it looked at, and then it ices up in the first heat wave. Usually airflow, usually fixable.
Extremely common in this style of house. Sometimes it is a damper, sometimes a run that is too long and too small, and sometimes the honest answer is a ductless head in that one room rather than fighting the whole system.

Fifteen to twenty years is a normal furnace life, so a fifteen year old builder unit is getting to the age where things go. That does not mean replace it. It means get it looked at before it goes on a cold night.
