Furnace repair and replacement in London

No heat on a January night is not a booking, it is an emergency. I answer my own phone, I tell you what it is likely to be before I set off, and you get the price before I start.

What I actually do on a no-heat call

I start with the boring things, because most of the time it is one of the boring things. Thermostat and its batteries, the switch on the side of the furnace that gets knocked off by somebody putting the Christmas boxes away, a tripped breaker, a plugged condensate drain, a filter so choked the furnace is cooking itself and shutting down on a limit.

If it is none of those I pull the error code off the board and work from there. Flame sensor, igniter, pressure switch, inducer motor, gas valve, control board. I will tell you which one it is and what it costs before I touch it.

The faults I see most in London houses

Repair or replace, said straight

I am not going to pretend every old furnace needs replacing, because it does not. Plenty of twenty year old furnaces have another few seasons in them and a fifty dollar part is the right answer. What I will tell you honestly is when you are about to put good money into a bad box: a cracked heat exchanger, a failed board on a unit where the parts are obsolete, or the third repair in two winters on a furnace that owes you nothing.

If it is replacement, you get options and the reasoning behind them, not a pitch for the biggest unit on the van. A right sized furnace runs longer and quieter and keeps the house more even than an oversized one, and it costs you less to buy.

What it costs

I do not publish prices, because a number on a website is a guess about a house I have not seen and it is nearly always wrong. What I will promise is this: I find the fault, I explain it in plain terms, and you get the number before any work starts. If you decide not to go ahead, that is fine, and you will not be talked round.

Questions I get asked

My furnace is blowing cold air. Is that expensive?

Usually not. Blowing air with no burners lit is an ignition fault, and on most furnaces built from the mid nineties onward that is the flame sensor or the igniter, both of which are small parts. It can be worse than that, but that is where I look first.

How long does a furnace last in this climate?

Fifteen to twenty years is the honest range for a furnace that has been filtered and serviced. I have seen twenty five, and I have seen twelve where nobody ever changed a filter. Age alone is not a reason to replace something that is working.

Do you charge to come out and look?

Ring me and I will tell you exactly what a visit costs before I get in the van. No surprises is the whole point, and that starts with the first call.

Can you come today?

Same day where I can fit it in, and I will tell you honestly if I cannot rather than leaving you waiting. If I am held up on another job you hear it from me, not from silence.
